What a Container Home Actually Costs in 2026
A turnkey 40ft container home costs $47,900 for the home itself, plus $3,800–$13,100 for delivery depending on distance from Miami. Once you add a foundation, utility hookup, and permits, the realistic all-in cost is about $60,000 to $85,000 — before land.
Most container home pricing you'll find online quotes only the unit. That is the single biggest source of budget surprise in this category, so this page shows the whole number. Every figure below is either our actual published price or a contractor-cost range we've seen buyers pay; the ranges are wide on purpose, because site work genuinely varies.

Why the ranges are so wide. Foundation and utility costs depend on things no one can quote from a distance: soil type, how far your nearest electrical service and sewer or septic connection are, frost depth, and whether your jurisdiction treats the unit as permanent. A flat lot with utilities already at the pad lands near the bottom of every range. A sloped rural lot needing a new septic system lands near the top.

What it does not include
Stated plainly, because this is where budgets break:
- Land. Not included in any figure on this page.
- Foundation. Concrete piers, a slab, or a gravel pad with footings.
- Utility hookup. The unit arrives with stub-outs for everything; final connection is a licensed contractor's job.
- Permits. Fees and process are set by your county or city.
- Crane. Only needed when a flatbed can't reach the final placement spot.
