How to Spot a Container Home Scam Before You Pay
If a "move-in ready" 40ft container home is listed for a few thousand dollars, asks you to pay by wire, gift card, crypto, or a payment app, or pushes you to pay today, walk away. A real finished home costs tens of thousands of dollars, the seller is a company you can look up, and you can pay with a method that gives you a dispute right.
Search for a container home price and some of the first results are stores selling "luxury" 40ft homes for a small fraction of what the materials cost. We have seen listings like that in ordinary price searches. This page is the checklist we would want a friend to use before sending money to anyone, including us.
1. The price is too low to be real
A finished container home is steel, insulation, wiring, plumbing, a bathroom, a kitchen, and the labor to put them together. We have seen listings of "luxury" 40ft homes at about $6,300 and $11,000. Our own 40ft move-in-ready home is $47,900, and with delivery, a foundation, utility hookup, and permits the realistic all-in is about $60,000 to $85,000 before land. See the full cost breakdown.
A price far under that range usually means one of three things: it is a bare shell, it is a photo of someone else's home, or there is no home at all.
2. They want an unusual way to pay
The FTC says scammers often insist you pay with cryptocurrency, a wire transfer service, a payment app, or a gift card, and that you should never pay someone who insists on those methods (FTC: How To Avoid a Scam). Those payments are hard or impossible to get back.
For comparison, our 30% deposit ($14,370) is paid by card through Stripe checkout on the model page, and the balance is due before shipping.
3. They rush you
"Only one left," "price goes up tonight," or "pay now to hold it" are pressure lines. The FTC notes that honest businesses give you time to decide. A home is a big purchase. Take the time.
4. You can't find the company
Before you pay, check who you are paying:
- Look up the legal company name on your state's business registry. In Florida that is Sunbiz.
- Call the phone number on the site and ask a specific question about the build.
- Make sure the name on the checkout or invoice matches the company you looked up.
- Search the company name with "scam" or "complaint" and read what comes back.
Our legal name is Odyssey Atlantic Inc., a Florida corporation. You can reach us at (305) 761-9093 or leads@turnkeycontainerhomes.com.
5. The listing is vague about what's included
A real seller can tell you the exact appliances, insulation, electrical panel, and what is not included. If the answer to "what brand is the mini split?" is silence, that tells you something. Our full list is on the specifications page, and the cost guide lists what we don't include: land, foundation, utility hookup, permits, and a crane if one is needed.
6. Delivery is "free" or never priced
Moving a 40ft home takes a flatbed truck and often a crane. Free nationwide delivery on a cheap home is a red flag. Our delivery is priced by distance from Miami, and you can check your ZIP on the shipping page before you talk to anyone.
Quick checklist
- Price makes sense for a finished home, not a shell
- Payment by card or another method with dispute rights
- No pressure to pay today
- Company name checks out on the state registry
- Exact inclusions and exclusions in writing
- Delivery priced for your address
If you think you've been scammed
Contact your bank or card company right away, and report it to the FTC at ReportFraud.ftc.gov.
Common questions
Why are some container homes listed for under $10,000?
Either it is an empty shipping container, a partial kit, or the listing is fake. A finished, move-in-ready 40ft home with a kitchen, bathroom, and insulation costs far more to build.
Is it safe to pay a deposit for a container home?
It can be, if you have checked the company and you pay with a method that lets you dispute the charge. Never send a deposit by wire, gift card, crypto, or a payment app to a seller you can't verify.
How do I check a Florida container home company?
Search the legal name on Florida's Sunbiz business registry, call the number on the site, and make sure the checkout name matches.
